Structured Finance

The Bernstein Companies' structured finance division grew out of the the firm's eighty-year commercial real estate history. The platform has included debt and equity funds, partnerships with investors in Historic Tax Credits, New Markets Tax Credits and Renewable Energy Tax Credits, its own EB-5 Regional Center and investments into the development of renewable energy projects, including solar PV and anaerobic digestion facilities. 

Opportunity Zones

OPZ Bernstein is The Bernstein Companies’ subsidiary private equity fund, focused exclusively on making Opportunity Zone Fund investments under Section 1400(Z) of the 2017 Tax Cuts and Jobs Act in real estate deals across the United States. The Opportunity Zone legislation was a bipartisan economic stimulus plan to promote sustainable growth and long-term capital investment in low income communities across the U.S.


We invest in a variety of assets through numerous vehicles including private equity placement, debt and equity funds, and partnerships with instutional investors.  All of our investment platforms take advantage of The Bernstein Companies' integrated platform that leverages its expertise in a developer, owner and operator across property types. 


Our management team tirelessly works to find every opportunity to optimize and efficiently operate each asset.  The team works to improve cash flows by constantly monitoring the revenues and operating costs at the property level while enhancing asset value through upgrades, modernization and renovations.


We manage the development process from start to finish, whether we are re-entitling a site with development rights, planning a site development, building a team to execute a ground up development, transforming a property through substantive renovation or completing a condo conversion. Our long track record of success has enabled us to actively evaluate opportunities and draw on our broad swath of experience to make the most profitable decisions in the lifecycle of an asset.


As a part of The Bernstein Companies, TBC Hotels has a long history of building lasting and meaningful relationships with associates, guests, partners, and the community. The Bernstein Companies is one of the oldest commercial real estate firms in Washington, D.C. and purchased its first hotel in 1982, thus entering into the hospitality industry. Over the past 35 years, TBC Hotels has owned, developed, and operated more than 20 hotels throughout the Mid-Atlantic.

Over the past 88 years, three generations have expanded The Bernstein Companies to a fully integrated, multifaceted real estate development, investment and management company. We operate hotel, office and apartment properties and delivered over 5 million square-feet of office, 4,000 residential & condominium units, 20 hotels, and have placed or syndicated more than $2 billion of federal and state tax credit equity in more than 200 investments.
